Designed to accommodate those traveling in enormous groups, this 12 bedroom estate is centrally located in Kill Devil Hills in a prime oceanfront location overlooking the Atlantic. Cavernous and well-appointed, this home offers guests the best of both luxury and leisure. From the elevator to the well-outfitted gourmet kitchen to the cinema-style theater room, every thoughtful detail has been thought of to make your vacation memorable. The open great room provides beautiful vistas, a seasonal gas fireplace, a gourmet kitchen, and sun deck access, making it the ideal area to gather after long beach days.

The ground level provides fashionable amenities including a huge recreation room with a pool table, kitchenette, and a private home theater with tiered seating. Sun lovers will embrace the outdoor area which includes a private pool (pool heat can be added for an additional fee), hot tub, tiki bar, and private beach access to the sandy beaches of the Atlantic. Guests will adore the beauty of our world-famed sunrises over the ocean from the plentiful east-facing decks. Treat yourself to an unparalleled visit to the Outer Banks by reserving The Sandbox.

NCDOT operates three stormwater ocean outfalls in the Town of Kill Devil Hills. These stormwater outfalls were installed in the early 1960s. They allow rainwater to drain away from the lower areas between the highways of U.S. 158 and N.C. 12, which assists with flood prevention. (See photo gallery) The town recommends not swimming within 200 ft of this pipe.The North Carolina Department of Environmental Quality regularly monitors the outfall sites and collects water samples to ensure there are no contaminants that would threaten human or marine life.

Beach Access: Convenient private access to the beach from home. Wooden walkway with private gazebo directly behind home.

Advance Year Bookings: Accepts Bookings more than 51 Weeks in Advance: This home accepts future year reservations more than 51 weeks in advance. Current year guests are not offered first right of refusal.

Seasonal Cabana Service: (Starting in 2025) Memorial Day - Labor Day. This home receives beachside cabana & beach chair set-up services during your stay. Service includes one 10x10 cabana tent and six beach chairs. Set-up hours are 10am to 5pm daily (except check-in day), weather permitting. This service is not available for partial-week stays and is subject to local ordinances. Service supplied by Farmdog Surf School.

No Smoking/Vaping. No Family Animals. Private pools open Easter through Columbus Day.

Heated pools are available Week Prior to Easter through Memorial Day and Labor Day Week through Mid-October.
Pools are set at a comfortable 78-80 degrees during the heated season. Please note that for optimal performance, outside temperatures must remain around 60 degrees or warmer. Various weather conditions such as wind speed and direction can affect the heat performance.

All reservations are offered to purchase travel insurance for an additional 7.75% of your rent and taxes. Please refer to the rental agreement you will be signing to accept or decline this coverage as your refund in the time of cancellation will be dependent on your acceptance in most situations. All guests must sign and return a rental agreement before reservations are confirmed. Payment for travel insurance, if accepted, will be processed upon receipt of this signed agreement.

Standard cancellation policy is: CANCELLATION POLICY and SUBSTITUTIONS - Any changes, including changing dates, switching of properties, or complete cancellations will invoke the cancellation policy. Agent recommends all Renters purchase travel insurance offered at time of booking to protect them in the event of an unexpected event affecting their vacation. Agent cannot offer future credits or immediate refunds for unexpected cancellations due to emergencies regardless of the situation, including but not limited to weather events and acts of God, unexpected illnesses, injury or death, changing of plans, or job loss. Please do not ask. All cancellations are subject to a fifty dollar ($50.00) cancellation fee. Cancellations must be submitted to Agent in writing (e-mail is acceptable). In the event of cancellation, no refund of monies paid will be made unless the Property is re-rented for the same price and time period of this original vacation rental agreement. If the Property is re-rented for a lesser price or time period, the original Tenant will receive a refund for the difference between the originally agreed upon rental amount and the rebooked rental amount as Owner is entitled to receive the full amount of the original rental agreement. Agent will make every effort to re-rent the Property at the full amount. Tenant acknowledges that Agent has full discretion on negotiating rental prices in an effort to get the Property re-rented and make the Owner whole, while also attempting to get the Tenant the highest refund possible.

When to go & When to reserve a rental home:

  • Book your rental as soon as possible. Rental schedules usually become available a year in advance (or in September just after Summer ends). Many families reserve their Summer rentals during Thanksgiving and Christmas get-togethers. Reserve before these holidays for best selection.
  • Booking your Kill Devil Hills vacation rental in the Spring or Fall is our favorite way to save money on your vacation rental. Rental rates are lower, and you'll find a better selection of desirable homes.
  • Hosts sometimes offer discounts or promotional rates for active duty military and veterans. Remember to ask your property manager if rate reductions are available for your group before you book.
  • Property managers frequently offer renters an option to buy vacation insurance. Trip insurance, which generally will cost anywhere between 1% - 5% of the base stay price, offers visitors reimbursement of their vacation costs for missed trip time as a result of medical-related issues or weather disasters, as well as ensuing additional evacuation costs, such as an unexpected hotel stay or extra fuel expenses. Trip insurance can be a a bank account-saver if the unforeseen occurs. Ask your property manager for program terms and fees.
  • Find a copy of your local visitors guide when you arrive at the rental property. If your rental property doesn't have one, you can find them at local grocery stores and visitor centers. In addition to great local articles, visitors guide magazines have money saving offers on local attractions, tours, restaurants, and shops.

  • Be a good neighbor! You wouldn't like disagreeable visitors disrupting your peaceful neighborhood. Use the golden rule for common sense. Happy residents may even recommend great restaurants and places you would have not otherwise known about!
  • Speaking of neighbors... Ask a local resident! Locals can usually help. Who better to ask where to get the best seafood, have a great night out, or the best spots for bird watching?
  • When it's time to leave, take a walk-through to make sure you have not forget anything. Make sure to check garages, decks, and cabinets for hidden items. Remove everything from the refrigerator and take or dispose of leftovers.
  • Record a video to document the condition of the property.
  • After your trip, leave a review! Property managers rely on great reviews to compel new reservations. They'll be thankful for your review. Alternatively, if something wasn't as described, other vacationing families will be thankful you shared your experience and help them have the best future vacation. Please be fair with your feedback If something fell short of expectations, consider whether the host could control the issue, and if so, whether they responded reasonably to remedy it.
